Construction crews have officially broken ground on a significant new residential project in Cairns, marking the start of work on a $72 million apartment complex in the northern suburb of Smithfield.

A Major Boost for Smithfield and JCU

The development, located at 2-4 Cheviot Street, is strategically positioned directly opposite the main entrance to James Cook University's Cairns campus. The project will see the construction of a 72-apartment building across six levels, designed to cater to a mix of residents, including students, professionals, and downsizers.

Local developer Mackay Property Group is behind the venture, with construction being managed by NQ Quality Construction. The project received development approval from the Cairns Regional Council in late 2023, and site preparation has now commenced in earnest.

Design, Amenities, and Timeline

The complex, named "Smithfield Central", has been designed by Rothelowman Architects. It will feature a variety of apartment configurations, including one, two, and three-bedroom units. Residents will have access to a range of premium amenities aimed at fostering community and convenience.

Planned facilities include:

  • A resort-style swimming pool
  • A fully equipped gymnasium
  • Multiple communal lounge and barbecue areas
  • Secure underground parking

The construction phase is expected to span approximately 18 months, with completion anticipated for late 2025 or early 2026. The project timeline is set to create a substantial number of local jobs throughout the build.

Mackay Property Group Director, James Mackay, emphasised the project's importance, stating it represents a strong vote of confidence in the future of the Cairns property market. He noted the design specifically considers the needs of the local community, offering both luxury and practicality.

The project is expected to alleviate some pressure on the tight rental market in the Smithfield and surrounding areas, while also contributing to the visual and economic revitalisation of the precinct. Its proximity to the university, Smithfield Shopping Centre, and the Cairns International Airport makes it a highly attractive location.

This $72 million investment is one of the largest private residential constructions currently underway in the region and signals continued growth and development for Cairns's northern corridor.
