Plans have been officially lodged for a transformative $250 million redevelopment of the St Martins Centre complex on St Georges Terrace in Perth, promising to reshape a key city precinct into a vibrant luxury destination. The ambitious project, owned by St Martins Property—a subsidiary of the Kuwaiti Government—envisions a comprehensive overhaul of the three-tower site between St Georges Terrace and Hay Street.

Luxury Amenities and Enhanced Connectivity

Under the detailed proposal, one of the existing towers will be refurbished into a premium 240-room hotel, adding a new upscale accommodation option to Perth's CBD. The redevelopment also includes the creation of 26,000 square metres of A-Grade office space, alongside 2,700 square metres of retail areas. These will be complemented by high-end food and beverage venues, a conservatory restaurant, and a sky venue designed to offer panoramic city views.

A standout feature of the plan is the proposed pool club, which may include public access—potentially giving Perth its first public pool in the city centre. A spokesperson for the property owner noted that while this intent is under consideration, the final decision will be coordinated with the hotel operator. Additionally, a new north-south laneway is planned to improve pedestrian connectivity between St Georges Terrace and the Hay Street Mall, enhancing urban flow and accessibility.

Heritage Restoration and Sustainability Focus

The project places a strong emphasis on preserving and revitalising heritage elements. McNess Royal Arcade and Bridal House, both heritage-listed buildings within the St Martins land holding, will be meticulously restored to their former glory. The St Martins Arcade facing the Hay Street Mall is also part of the comprehensive site, which includes office towers at 40, 44, and 50 St Georges Terrace.

Sustainability is a core principle of the redevelopment, with existing building structures set to be retained and adaptively reused to minimise environmental impact. The project aims to achieve a 5-Star Green Star accreditation, reflecting a commitment to eco-friendly design and construction practices. The architectural firm Woods Bagot has been tasked with designing the plans, ensuring a modern yet respectful integration into Perth's urban fabric.

Next Steps and Public Engagement

The development application has now been submitted, triggering a 21-day public consultation period where community feedback will be sought. This process allows residents and stakeholders to review the proposals and contribute to the shaping of this significant city transformation. The redevelopment is poised to establish St Martins Centre as a new hub in Perth, blending luxury amenities with heritage conservation and sustainable innovation.
