A significant $230 million urban development project in the heart of Perth's central business district has taken a crucial step forward, with the City of Perth recommending approval for the ambitious plans. The proposal, which includes two new high-rise apartment buildings and extensive refurbishment of an existing hotel, is set to transform a key city block opposite the bustling RAC Arena.
Project Details and Scope
The comprehensive development application was submitted by Perth-based PTS Town Planning on behalf of developers Bonaventure and Claridges. The project encompasses a substantial 28,654 square metre site bounded by Wellington Street to the north, Milligan Street to the east, Murray Street to the south, and Elder Street to the west.
New Residential Towers
The development features two striking new residential buildings that will significantly increase housing density in the area. A 32-storey tower fronting Murray Street will contain 159 multiple dwellings, complemented by ground-level commercial tenancies and 169 dedicated car parking bays. Meanwhile, an 18-storey building facing Wellington Street will offer 113 multiple dwellings with ground-level retail spaces and 126 car parking bays. Together, these structures will add 272 new dwellings to Perth's urban landscape.
Hotel Transformation
The project includes a major refurbishment of the Four Points by Sheraton Perth hotel located at 707 Wellington Street. This property, which notably served as a quarantine facility during the COVID-19 pandemic, will undergo extensive external upgrades. These improvements will feature a new glazed window system, rendered and painted finishes on eastern and southern elevations, and sophisticated stone cladding with bronze metal framing on the Wellington Street and western facades.
Additionally, the hotel's existing restaurant will receive upgrades and an extension, creating an inviting outdoor dining area overlooking a pedestrian link. A small cafe is also proposed as part of the revitalisation efforts, enhancing the hospitality offerings in this vibrant precinct.
Planning Considerations and Conditions
The City of Perth has attached 23 specific conditions to its recommendation for approval. In a positive environmental outcome, four existing verge trees originally slated for removal will now be retained as part of the development agreement. This decision reflects growing awareness of urban greenery's importance in city planning.
The Development Assessment Panel is scheduled to consider the proposal at its January 22 meeting, where final approval decisions will be made. This recommendation represents a significant milestone for a project that promises to reshape Perth's cityscape while addressing urban density and housing needs in a strategic location adjacent to major entertainment and transport infrastructure.
