Historic Caves House Hotel Set for Acquisition by Developer Adrian Fini
Property developer Adrian Fini is poised to acquire the historic Caves House Hotel in Yallingup, with plans to undertake a comprehensive refurbishment of the iconic venue. Mr Fini has committed to safeguarding the heritage-listed gardens and the building itself, which was reconstructed in the 1930s following a devastating fire in the previous decade.
Preservation and Enhancement Promised
In a statement, Mr Fini emphasized that this venture is a family project rather than a typical property development. The primary goal is to enhance the food, beverage, and accommodation offerings at the hotel while maintaining its cherished character. "We have no plans to alter the structure of Caves House Hotel, in fact we will protect it," he asserted. "The much-loved gardens that have formed a backdrop to so many people’s experiences at Yallingup are in safe hands with us."
Details of the Sale
The sale, which involves an undisclosed price, encompasses several adjacent properties:
- Yallingup General Store and Cafe
- Yallingup Gugelhupf
- Caves House Cellar
Existing tenants will be offered long-term leases, ensuring continuity for local businesses. Notably, the transaction does not include the adjoining apartment accommodation complex, which will remain under the ownership of the current proprietors, Neil and Elizabeth Jilley.
A Decade of Stewardship
The Jilleys have owned the property for ten years through their companies, Deswod Enterprises and Claddan Enterprises. Leah Colton, chief executive of Caves House Hotel, highlighted their diligent efforts to find a suitable custodian for the historic venue. "Caves House is far more than a hotel — it is a Western Australian icon with more than 120 years of history," she remarked.
Ms Colton added, "Owners Neil and Libby Jilley have always seen themselves as custodians of this remarkable asset, and it was critically important to them that we find a buyer who understands its heritage significance and its place within the Yallingup community." The selection of Mr Fini, a proud West Australian with deep ties to the South-West region, has been met with approval, as it ensures the landmark remains in local hands.
Community and Regional Connections
The owners have acknowledged the vital role played by the Yallingup community throughout their tenure. The Fini family's strong association with the South-West is further evidenced by their involvement in a $280 million coastal development at Smith’s Beach. This project includes:

- A 65-room hotel
- 36 camping spots
Spanning 19 hectares, this initiative underscores their commitment to regional development. The settlement for Caves House Hotel is contingent upon the transfer of the venue’s liquor license, which is expected to be finalized in the coming weeks.
