The Southern River Business Park is officially open for business, with lots now ready for new property owners to build on after more than two decades of planning.
The 51-lot park spans 21 hectares and represents the largest commercial development ever undertaken by the City of Gosnells. The lots vary in size to accommodate a range of commercial and light industrial enterprises, likely including bulky goods, self-storage, warehouses, and workshops.
Gosnells Mayor Terresa Lynes said the new business park would provide a huge benefit for the growing Southern River community.
“This business park will provide a strong economic boost and generate employment opportunities close to home for residents,” she said. “Most exciting, however, is that it will produce significant profits that will directly fund local community infrastructure, supporting the rapidly growing local community well into the future.”
The Southern River population currently sits at just over 17,000 people, but it is expected to more than double by 2046.
“As the population of Southern River grows, so will the demand for commercial infrastructure, which makes the Southern River Business Park particularly important,” Ms Lynes added.
The subdivision lots range from 1,211 square metres to 6,456 square metres, and land buyers are reportedly already showing interest in commencing construction.
The business park will also incorporate public facilities, including three large open space areas with seating and walking paths. These areas will act as a buffer for the nearby wetlands and protect natural vegetation, guided by the city’s environmental management plan. A dedicated fauna trapping and relocation program will ensure minimal environmental impacts.
The site is bordered by Southern River Road, Matison Street, Duckbill Loop, and Furley Road.
WA real estate agent Cygnet West was appointed by the city to market and manage the sale of lots at the new business park. All the lots are now under contract.
