The City of Joondalup has moved a step closer to becoming Perth's second city, with the release of a new plan to guide its development over the next two decades.
Ambitious Vision for Joondalup
The Joondalup City Centre Plan, which was endorsed by the council this week, outlines a vision for the area to become a vibrant, mixed-use hub with a strong focus on commercial and residential development. The plan aims to create up to 20,000 new jobs and accommodate an additional 15,000 residents by 2041.
Key Features of the Plan
- Increased density: The plan allows for taller buildings and higher density development in the city centre, with a focus on creating a more walkable and connected urban environment.
- Improved transport links: The plan includes provisions for improved public transport connections, including a potential extension of the Joondalup railway line and better bus services.
- Green spaces: The plan calls for the creation of new parks and public spaces, as well as the retention of existing green areas.
Commercial Property Boost
The plan is expected to give a significant boost to the commercial property market in Joondalup, with the potential for new office, retail, and hospitality developments. The city currently has a commercial vacancy rate of around 10%, but this is expected to decrease as the plan attracts new businesses and investment.
Residential Development
The plan also aims to increase the supply of housing in the area, with a focus on apartments and townhouses. This is expected to help meet the growing demand for housing in Perth's northern suburbs, while also helping to reduce urban sprawl.

The Joondalup City Centre Plan is a key part of the state government's Perth and Peel @ 3.5 Million strategy, which aims to manage the growth of the Perth metropolitan area. The plan is expected to be formally adopted by the council later this year.
