Duffy Home Smashes Suburb Record Twice, Sells for $3.5 Million
Canberra's Duffy sets new $3.5 million house price record

A prestigious Canberra residence has cemented its place in local real estate history, breaking Duffy's suburb price record for a remarkable second time with a multimillion-dollar sale.

Auction Competition Drives Record-Breaking Result

The expansive five-bedroom home at 5 Settlement Drive, Duffy, was sold for $3.5 million in November following a competitive auction process managed by Steve Lowe of Agent Team. The property initially passed in at $3.4 million despite strong interest from seven registered bidders. However, post-auction negotiations moved swiftly, culminating in a sale to a young family reportedly seeking space, privacy, and an unparalleled lifestyle.

Steve Lowe highlighted the property's compelling value proposition. "With a huge block, resort-style amenities and everyday convenience at the doorstep, the home offered exceptional value when compared with traditionally premium suburbs such as Red Hill and Forrest," he said. Demand was evident during open inspections, which consistently ran for a full hour as potential buyers lingered to appreciate the design and vistas.

Resort-Style Living on a Grand Scale

The home's appeal lies in its generous proportions and premium finishes. Set on a sprawling 2784-square-metre block, it offers approximately 300 square metres of living space designed for both family comfort and large-scale entertaining. The layout features multiple living zones and a seamless flow between indoor and outdoor areas.

At its heart is a gourmet kitchen boasting a substantial stone island bench, high-end appliances, and a butler's pantry, overlooking light-filled dining and family rooms. The outdoor amenities are equally impressive, designed to create a private family sanctuary. They include a heated 12-metre mineral pool, a full-sized tennis court, meticulously landscaped gardens, and a dedicated children's play area.

The property capitalises on its elevated position, delivering sweeping views across the National Arboretum, Black Mountain, and towards Parliament House.

Scarcity and Demand in the Canberra Market

Lowe attributed the significant buyer interest to the rarity of such offerings in the area. "The significant interest reflected the scarcity of properties boasting this scale and quality in the area," he noted. This sale marks the second time the home has set a local benchmark. It previously changed hands in 2020 for $2.2 million, which was also a house price record for Duffy at that time.

The transaction underscores the continued strength and demand for premium, lifestyle-focused properties in specific Canberra suburbs, even as the broader market experiences fluctuations. The combination of a massive block, resort-like facilities, and panoramic views proved to be an irresistible formula for setting a new suburban high.
