Kailis Family Announces Major Leederville Expansion with New Mediterranean-Greek Restaurant

The renowned Kailis family, a legendary name in Perth's hospitality scene, is set to significantly expand its presence in Leederville with plans for a $2 million Mediterranean-Greek restaurant and tavern. This new venture, named Kailis on Carr Place, will be located just 300 metres from their award-winning Oxford Street premises, which was established in 2000 and has become a local landmark.

Location and Development Details

The proposed venue will occupy a single-storey warehouse at 1/652 Newcastle Street, situated within the vibrant Leederville Precinct. The site backs onto 205 Carr Place, where an alfresco dining area is planned to enhance the outdoor experience. Led by Mickey Kailis through Kerasma Hospitality Pty Ltd, the development aims to transform the underutilised warehouse into a 200-patron venue with an authentic Mediterranean ambiance.

The design incorporates a contemporary kitchen, raised dining platforms, timber pergola structures, and a lush landscaping palette featuring olive trees, rosemary, and lavender. This thoughtful approach reflects the Kailis family's longstanding connection to the Leederville community, as highlighted in their application to the City of Vincent council.

Community Response and Operational Plans

The city received 22 public submissions regarding the proposal, with 19 in support, two objections, and one neutral submission. Supporters praised the project for revitalising an underutilised warehouse, activating Newcastle Street, supporting local businesses, and contributing to the character and vibrancy of the Leederville town centre.

Opponents raised concerns about potential noise impacts, patron dispersal and behaviour affecting nearby residential amenity, and parking demand on surrounding streets. In response, the developers noted that no onsite parking is planned, but a 122-bay public carpark is available on Newcastle Street, and the Leederville train station is approximately 500 metres away.

Proposed operating hours are from 7am to midnight daily, with the alfresco area facing Carr Place closing at 10pm to mitigate noise concerns. As part of the approval process, the developers have committed to contributing $20,000 towards public art, further enriching the local area.

Surrounding Area and Next Steps

The site is adjacent to various establishments, including Babylon cafe, The Pink House, office buildings, and apartments. This mixed-use environment underscores the integration of the new restaurant into the existing community fabric. The proposal will be considered by the City of Vincent council at its meeting on March 17, 2026, marking a pivotal moment for this exciting development.
