Waterfront vacant block after 33 years seeks record price

A vacant block of waterfront land that has been held by the same owner for more than three decades has been listed for sale in a tightly-held pocket of Lake Macquarie, with expectations of achieving a record-breaking price.

Prime Location and Price Guide

The property at 26 Lambton Parade, Swansea Heads, spans 562 square metres and overlooks Salts Bay. It is listed with a price guide of $2.4 million to $2.6 million. Neil Fry of Belle Property, who holds the listing, previously secured the suburb's record land sale at $2.125 million.

Mr Fry described the property as a "rare opportunity" on a coveted waterfront stretch. According to Cotality records, the property has been held since 1993, when it last changed hands for $187,000.

Uninterrupted Views and Development Potential

The cleared, level block is capable of achieving extensive water views from multiple directions. With an 18-metre frontage, the land size allows for a substantial, two-storey custom-designed home with views that can never be built out.

"This really has expansive views. You're looking back over the bay, the lake in the distance, and out to the Watagans," Mr Fry said. "It is nicely tucked away but still convenient to everything."

The property fronts Salts Bay, which is the wide opening of the Swansea Channel before it narrows in at the bridge. Mr Fry noted it is a lovely, relatively shallow area of water ideal for watersports like canoeing and water skiing.

Strong Buyer Interest

The listing has already generated strong inquiry from a mix of local buyers and Sydney-based tree-changers. The ambitious price guide reflects the scarcity of direct waterfront land in the area.

By comparison, a four-bedroom house across the road at 25 Lambton Parade achieved the highest price on the street when it sold for $2.05 million in January 2025. However, that 506-square-metre property is not on the direct waterfront.

The top price for a house on the waterfront is held by a six-bedroom home on 550 square metres at 22 Lambton Parade, which sold for $1.84 million in May 2020. According to Cotality, the median house value in Swansea Heads sits at $1.42 million.

Record-Breaking Potential

If achieved, the sale will smash the current record price for vacant land in Swansea Heads. That title is held by a 538-square-metre block on the headland at 3 Pacific Drive, which Mr Fry sold for $2.125 million in November 2021.

The suburb has delivered huge results for vacant land recently. Last year, a vacant 595-square-metre block directly opposite Crabbs Beach at 31 Pacific Drive sold for $1.9 million to an out-of-area buyer. Earlier that year, a neighbouring 809-square-metre block at 17 Pacific Drive sold for $1.95 million to another out-of-town buyer.

Mr Fry emphasised the rarity of the offering: "It has been held for a very long time. There has been very little movement over the last 15 years along that waterfront section of Lambton Parade. This is the first time in living memory that a vacant block has come up along there."
