Six-Storey Development in Cannington Hailed as Urban Growth Benchmark
A six-storey development in Cannington has been widely praised for establishing a new standard in the City of Canning, with approval granted by the Metro Inner Development Assessment Panel. The project, designed by Risbec Design & Drafting, involves a $6 million block featuring 36 dwellings and three commercial tenancies at 213 and 215 Sevenoaks Street.
Project Details and Community Impact
The development will offer a mix of one and two-bedroom dwellings, alongside proposed tenancies including a medical centre and cafe. Carlo Famiano from CF Town Planning highlighted that this initiative provides much-needed affordable housing in close proximity to public transport, addressing key urban needs.
Despite exceeding height recommendations at 24.8 meters instead of 18.76 meters, Mr. Famiano defended the scale, noting its location in a core activity area adjacent to the train station. Canning mayor Patrick Hall echoed this sentiment, stating the project reflects the city's clear intent for pragmatic density along the rail corridor.
Approval Conditions and Future Considerations
The Metro Inner Development Assessment Panel unanimously backed the project at its February 19 meeting, with conditions requiring a landscaping plan before occupancy and ensuring visitor parking bays remain unencumbered. Panel deputy presiding member Francesca Lefante pointed out that plans indicated visitor bays would also serve as EV charger bays.
Mr. Famiano acknowledged this aspect as inappropriate but clarified it was only an indicative plan, with potential changes during the building licence stage regarding electrics and strata management. The proposal received one submission in support during its public comment phase, underscoring community backing for such developments.
This project not only enhances housing options but also sets a precedent for future urban planning in the region, balancing growth with accessibility and environmental considerations.
