In a landmark moment for Perth's property market, the suburb of Balga has officially joined the million-dollar club. A contemporary four-bedroom home has sold for a seven-figure sum, decisively breaking the suburb's price ceiling for the very first time.
A Record-Setting Sale in a Transforming Suburb
The new record was set last month by the sale of a two-storey, four-bedroom home situated on a 368sqm rear block. This property forms part of a triplex subdivision, showcasing the kind of modern development that is reshaping the area. The sale price comfortably eclipses the suburb's previous high of $950,000 and stands in stark contrast to Balga's overall house median of $650,000.
The real estate agent behind the historic deal, Daryan Abdullah of Harcourts Initiative, confirmed the sale and noted the suburb's shifting identity. He observed that the old post-war homes on large blocks are increasingly being replaced by new developments, leading to a change in the suburb's fabric.
"There is less and less State housing and more and more development as time goes on," Mr Abdullah stated. "The (negative) perception is still lingering, but it is changing."
What $1 Million Buys in Modern Balga
So, what does a seven-figure price tag secure in today's Balga market? This particular 2024-built home is a textbook example of modern buyer desires, offering 228sqm of living space.
The property's standout features include:
- Four bedrooms and three bathrooms, featuring two master suites for flexibility.
- A sleek kitchen with stone benchtops and stainless-steel appliances, described as the home's centrepiece.
- An upstairs kitchenette and lounge room, perfect for a secondary living zone.
- Modern comforts like zoned air conditioning, built-in robes, a freestanding bath, and an alfresco dining area.
- A practical two-car garage.
Challenging a 'Battler' Reputation
This million-dollar sale is a powerful signal of Balga's rapid transformation. The suburb, which originated as a State Housing Commission development, was long considered one of Perth's more affordable and challenging areas. This single transaction challenges that decades-old perception head-on.
The data supports this upward trend. According to REIWA, house prices in Balga have surged by an impressive 16 percent in the past year alone. This growth trajectory, coupled with high-value sales, indicates a suburb in the midst of a significant and sustained property evolution, shedding its 'battler' status for good.
