A $200 million student accommodation development has officially opened in Waterford, delivering 916 beds as Western Australia's international education sector continues to expand. The Yugo Perth University campus, developed by WA-based Exal Group and operated by global student provider Yugo, is situated next to Curtin University and Canning College. First students are expected to move in over the coming weeks leading up to semester 2.
Addressing Demand for Student Housing
The development is designed to help meet the increasing demand for student accommodation while easing pressure on Perth's rental market. Yugo Perth University Campus is Exal Group's first purpose-built student accommodation project and ranks among the largest purpose-built student accommodation (PBSA) developments in WA.
Economic Impact of International Education
Education Minister Tony Buti highlighted the significance of international education to the state's economy. "International education is WA's largest service export and contributed $3.7 billion to the State's economy in 2024," he said. "WA provides excellent tertiary education opportunities for students but quality accommodation is crucial too for the time they spend studying away from home. As one of the most liveable cities in the world, students who choose to study in Perth also want to live in high-quality housing and it's exciting to see this new development opening."
Facilities and Amenities
The new complex features study spaces, a gymnasium, theatre, game room, rooftop gardens, sports facilities, and communal areas designed to support student wellbeing and foster community. Retail and food outlets are also located on the ground floor, expected to create a vibrant hub in the Greater Curtin Precinct.

Yugo global chief operating officer Joe Persechino noted that student accommodation has been lacking in Perth. "Having a state-of-the-art home for so many students this close to important education institutions will ensure many families around the world will rest easier when their children take up residence here," he said. We will support our students to not only excel academically but thrive personally and professionally."
Exal Global Scholars Program
As part of the opening ceremony, Curtin University vice-chancellor Professor Harlene Hayne launched the Exal Global Scholars Program, an initiative established by Exal Group in collaboration with Curtin University. The program will support Curtin University Malaysia students with accommodation and travel costs for a semester exchange at Curtin Perth. Dr Yeo said the scholarship initiative complements the broader vision of supporting student success. "While today's opening is about accommodation, it is ultimately about opportunity. Through the Exal Global Scholars Program, we hope to create opportunities for students to experience international education, broaden their horizons and build lifelong connections across borders," Dr Yeo said.
