A major social housing project in Townsville has received the green light, with a local developer set to build a $40 million complex to help alleviate the city's rental crisis.

Project Details

The development, located in the suburb of Idalia, will consist of 120 one, two, and three-bedroom units designed for low-income households. The project is expected to break ground in early 2024 and be completed by mid-2025.

Addressing the Rental Crisis

Townsville has been grappling with a severe rental shortage, with vacancy rates dropping below 1% in recent months. This project is part of a broader state government initiative to boost social housing supply across Queensland.

Developer John Smith, director of Smith Property Group, said the project would provide much-needed relief for families struggling to find affordable rentals. “We are committed to delivering high-quality, sustainable homes that will make a real difference in the community,” he said.

Government Support

The Queensland government has contributed $20 million in funding through its Housing Investment Fund, with the remaining $20 million coming from private investment. Local MP Julie-Ann Campbell praised the project, stating it would create jobs during construction and provide long-term housing security.

“This is a win for Townsville. It shows what can be achieved when the government and private sector work together to address housing affordability,” she said.

Community Impact

Community groups have welcomed the development, highlighting the urgent need for more social housing. The Townsville Housing Service said the project would help reduce homelessness and improve outcomes for vulnerable residents.

“We see firsthand the impact of the rental crisis on families and individuals. This project is a step in the right direction,” said a spokesperson.

The development will include communal green spaces, a playground, and on-site management offices. It is designed to meet energy efficiency standards, with solar panels and rainwater tanks installed in each unit.

Next Steps

Construction is expected to begin in March 2024, with the first tenants moving in by late 2025. The developer will begin accepting applications for tenancy in early 2025.
