Residents of Albion Park Rail may soon see significant changes to their suburban streetscape, with two separate townhouse developments proposed for the same street. Shellharbour City Council has received development applications for a total of 15 new townhouses planned for Wooroo Street, located just 150 metres apart from each other.

Eight Townhouses Planned at 9 Wooroo Street

The first proposal involves constructing eight two-storey townhouses at 9 Wooroo Street. This development would include 12 residential parking spaces and an additional four visitor parking spots to accommodate residents and guests. According to the statement of environmental effects submitted with the application, the project is designed to harmonise with the existing neighbourhood character.

"No unreasonable environmental or amenity impacts will arise as a result of the development proposal," the document states. "The proposed development will not adversely impact on the streetscape and sits comfortably with surrounding development."

Seven Townhouses Proposed at 26 Wooroo Street

Just down the road at 26 Wooroo Street, a second development application outlines plans for seven two-storey townhouses. Three of these residences would feature double garages, providing ample vehicle storage for homeowners. The majority of the townhouses – six out of seven – would contain three bedrooms, offering family-friendly accommodation options.

The environmental assessment for this project indicates that the development aligns with both current and future character expectations for the area. The statement notes that "the proposal is consistent with the existing and desired future character for the area and will preserve the existing character and context."

Traffic and Accessibility Considerations

Both development applications address potential traffic concerns, with assessments indicating minimal impact on local road networks. The documentation specifically states that "the development is not expected to result in adverse traffic impacts with regard to vehicle access and parking layout."

Transport accessibility appears to be a strength of both locations. The applications highlight that adequate parking has been provided at both sites, and that the properties are well-positioned for public transport access. Additionally, the developments are within walking distance of various services and open space areas, enhancing their appeal to potential residents.

Public Exhibition Periods

Community members now have the opportunity to review and comment on both proposals during their respective public exhibition periods:
