A $475 million, 43-storey residential and hotel tower proposed for Wickham has been placed on public exhibition. The Urban Property Group development at 10 Dangar Street, the former Bowline site, includes 245 homes, 42 of which are designated as affordable housing, along with 99 co-living units and 171 hotel rooms.
The tower would feature a six-storey podium with ground-floor retail, hotel rooms, a restaurant and bar, recreation and function areas, and a rooftop communal open space for residents. Public domain improvements include an east-west through-site link and plaza connecting Dangar Street to the Newcastle Interchange, a north-south pedestrian link along Hannell Street, and landscaped communal space across the podium.
The development would provide 215 car parking spaces, including 197 for residents, 10 for the hotel, six for retail, and two for car share. The apartment mix comprises 47 one-bedroom units (15 affordable), 152 two-bedroom apartments (27 affordable), 44 three-bedroom dwellings, and two four-bedroom apartments, plus the 99 co-living units.
Urban Property Group's head of planning, Chris Ferreira, said the site has been an open excavation since the previous development went into receivership in 2024. He described it as the most accessible site in Newcastle, steps from the Newcastle Interchange, and stressed the project would provide homes where residents can access the city and NSW by public transport without needing a car.
The application includes a concurrent rezoning to increase the maximum building height from 60 metres to 152 metres. Newcastle council has previously raised concerns about the proposed height and floor space ratio exceedances. The affordable housing component is secured for a minimum of 15 years with provider MyLife Community Housing.
