Aviation House, a nine-level office building at 16 Furzer Street in Phillip, has been put up for sale less than a month after its neighbouring building, Yaradhang, sold for a reported $305 million. The property was previously home to the Civil Aviation Safety Authority, which vacated at the end of its lease in January 2024 and relocated to 18 Marcus Clarke Street in Civic.
Completed in 2007 by developer Doma Group and designed by Canberra architects May + Russell, Aviation House last sold in 2016 for $68.07 million, according to Cotality records. The building is being marketed by Colliers via an expression of interest campaign, which closes on Thursday, March 12.
The listing describes the property as being located 'in the heart of Australia's health hub' and 'a key Town Centre undergoing significant gentrification'. It sits opposite Yaradhang, formerly known as Sirius, which reportedly sold to billionaire Paul Lederer, former chief executive of Primo Smallgoods, in December 2025. That sale was one of the highest in Canberra's history, nearing the record $363.5 million sale of the Geoscience headquarters in Symonston in 2022.
Just over 44 per cent of Aviation House is currently occupied. The most recent tenant is the Australian Centre for Disease Control (CDC), a new statutory agency established in response to the COVID-19 pandemic. The government confirmed in October 2024 that the CDC would be based in Canberra, and in September 2025 announced it would be housed in Aviation House.
Senator Katy Gallagher, chair of the COVID-19 committee that supported the CDC's establishment, said at the time: 'It's great that the Australian Centre for Disease Control will be based at Aviation House. It means more jobs in the town centre, a boost to the local economy, and even more life and activity in an important part of our city.'
The building features a landholding of 4463 square metres, a NABERS energy rating of four stars, a NABERS water rating of 4.5 stars, natural light on all four sides, and recently added end-of-trip facilities, a refreshed facade, bike storage, and four new Schindler lifts. Colliers head of office capital markets and investment services Matt Winter, who is handling the sale of both Aviation House and Yaradhang, previously forecast a stronger 2026 due to properties already listed or undergoing due diligence.
